When Chapter Two and acquisition partner Kingbella Group secured a prime Palm Beach site in mid-2021, they wanted to develop something which would offer a point of difference in the sought-after Gold Coast enclave.

What they've produced is Callista, a striking collection of just four townhouses less than 200 metres from the beach.

“They are modern-day beach houses," Chapter Two Co-founder Jon Quayle says.

"They're the size of a home but the convenience of a villa."

Quayle says when they were undertaking their due diligence and looking for development sites, they found that there were plenty of apartment projects to choose from in the area, but there was a lack of brand new townhouses.

“We’re seeing that buyers are spoiled for choice when it comes to apartments in Palm Beach within this price range, but not everyone wants to live in a three-bedroom apartment smaller than Callista that backs on to the highway and could potentially be built out down the track," Quayle says.

"Similarly, entry into a brand new house is unattainable for most in the area now, with recent sales on the same street as Callista exceeding $3 million while anything new build on the beach is upwards of $10 million. &nbsp;

"Callista has shone through and filled this gap in the market."

For the last few years, Palm Beach has been one of the strongest housing markets on the Gold Coast, if not across the whole of Australia. The median house price increased 45 per cent between February 2021 to February 2023, with research showing many buyers are now looking to house alternatives for their next purchase.

The remaining villa has around 225 sqm of living space, with four-bedrooms, three-bathrooms, three separate living and entertainment zones, double lock-up garage and undercover storage for surf and paddle boards.

The villa is arguably the best, Quayle says. It occupies the prime north-eastern end of the block, giving it an abundance of natural light.

C2 Architecture worked in collaboration with Louise Walsh Interiors to craft Callista, a cool coastal vibe paired with modern touches. Think natural timber elements blended with curved stone, customised fluted joinery pieces and rippled glass in wet rooms. One of the most striking features is the nine-metre-high window void that flanks the open stairwell to maximise natural light.

A key feature of Callista, which gives it the feeling of a home rather than a townhouse, is the interface with the street. Garages and driveways front the street, whereas typical townhouse projects are serviced by internal roads and driveway handles.

The majority of enquiries have come from owner-occupiers, Quayle says, adding that the buyers, who will move in soon, will be relocating from as close as Mermaid Waters and as far as London.

Chapter Two are working on another townhouse project in nearby Tugun.&nbsp;Alroe Constructions recently broke ground on their Eden project, a collection o five home-sized, park fronting villas located beachside of the highway.

Palm Beach, one of the hottest apartment markets across the whole of the country, is set for something a little different.

Kingbella Group, led by Joel and Laura Percey, alongside STEER Developments, founded by Rob Steer, are set to launch a boutique collection of four villas, a stone&#39;s throw from the beach.

The luxury villas at 192 Cypress Terrace have been designed by C2 Architecture with the Mediterranean lifestyle and palette at its heart.

&quot;Callista came from bouncing around ideas on a mood board, trying to produce a townhouse with a feel as if you&#39;re on holiday in Europe&quot;, Laura Percey says.

Percey says they are trying to take the next step of luxury in the suburb, with the three-level homes rich in artisan detail and featuring an entertainer-style kitchen with oversized stone island bench and Miele appliances throughout.

&quot;Palm Beach has really transformed, from cute shacks and beach houses to a next level of luxury that everyone locally, as well as interstate, now wants to buy in to.

&quot;There&#39;s new blood in the area, and with that comes the more modern beach house. We want to deliver beach houses that will remain for years to come.&quot;

\There has been an intentional effort in the design so the villas would suit a number of different buyers.

&quot;We could see the owner-occupier professional enquire, with the use of the downstairs bedroom as a home office, or the downsizer in their 50&#39;s using the functional space&quot;, Percey said, adding that young families would be attracted to the four bedrooms, and fly-in, fly-out buyers from the eastern seaboard capital cities would show interest given the heightened level of lock-up-and-leave luxury on offer.

STEER founder, Rob Steer said with interstate migration on the rise, there&#39;s plenty of purchasers are prepared to pay for high end stock.

&ldquo;Gold Coast has emerged as one of the best performing real estate markets over the past year, recording double digit price growth for both houses and units,&quot; Steer said.

&quot;We&#39;re seeing an awful lot of movement from interstate, whether it&#39;s for holiday home purposes or those keen on spending more than half of the year on the Gold Coast.&quot;

With double digit growth seen in Q1 2020 to Q1 2021, Steer says the developer duo are actively looking for new acquisition opportunities in both residential and commercial sites.

CBRE are handling the marketing of Callista, with prices starting from $1.75 million.

Kingbella and Steer are set to crate another small collection of luxury townhouses in Tugun, and have also just lodged plans, along with the Brisbane-based Capdev, for over 90 apartments in the in demand Rainbow Bay area.
