A 14 level apartment building, with ground floor retail and basement parking, has been mooted for the Richmond development site 

Teska Carson is marketing a site with multi-unit development potential in Richmond.

Located at 335-341 Bridge Road, the property in the shadow of Richmond Town Hall currently comprises a two storey, 685 square metre, retail building.

The Commercial 1 zoned 703 square metre site has frontages of 20 metres to Bridge Road and 33 metres to Gleadell Street.&nbsp;

A preliminary scheme for a 14 level apartment building, with ground floor retail and basement parking, has been provided to potential buyers by RBi Architects.

Teska Carson agents George Takis and Larry Takis adviuse the property will be sold subject to leases to Australia Post of five years (from October 2018) over the 230 square metre Shop 1, and NAB which is on a monthly tenancy of the 455 square metre Shop 2.

The buyer will have a combined annual return of circa $285,000 while securing approvals.&nbsp;

Larry Takis noted some of Australia&rsquo;s largest technology companies had set up in the neighbourhood which has a recognition as Melbourne&rsquo;s so called `tech hub.&rsquo;

Over at Swan Street, the TWO51 on Swan, the Blueprint Projects development designed by Watson Young Architects, is nearing completion.

14 level Richmond apartment development site listed

Five significant and very distinct projects across Melbourne now share a common link in that they have all called for construction tenders in the past week.

The sporting, commercial, residential and retail developments have a combined construction value in excess of half a billion dollars, with their combined end value comfortably pushing past the billion dollar mark. Further projects of significant size and stature are also currently at construction tender, with the latest five underlining the still robust nature of Melbourne's construction scene.

The five projects expected to become reality are outlined below:

Poly Centre Melbourne

Having appointed agents Colliers International and JLL to land tenants for the 33,000 plus square metre office tower, a construction tender for the development was released yesterday. Both Colliers International and JLL are also handling leasing duties for sister Sydney development, <a href="/developments/sydney-nsw-2000">Poly Centre Sydney</a>.

With approval already in place, architect Woods Bagot looks to have reworked the outer expression of the tower, which would account for a portion of land within the wider Digital Harbour precinct.

Melbourne Park Stage 3

A build value of in excess of $200 million reflects Stage 3's stated of $271.55 million. With Stage 2 works on the new Rod Laver Arena eastern entry pod all but complete, NH Architecture and Snøhetta have jointly conceived the final stage which includes a new multi-purpose 5,000-seat show court/arena, central public terrace, function and media centre, broadcast studios and logistics hub.

Expected to make pedestrian access around the sporting precinct far easier, the works are set to create 600 jobs during construction and underpin thousands more jobs in our tourism and hospitality industry upon completion.

Wills Place

That though is set to change with a fresh construction tender looking to add the 35 level residential tower component behind a classic 1930’s heritage facade at 17 Wills Street in the northern section of Melbourne's CBD. Shangyi Property is backing the tower with CHT Architects creating the building which is slated to include 200 apartments.

CHT Architects' design replaces an earlier scheme onsite that would have included a unique and substantial void in the tower form for use as an elevated park.

Richmond Plaza

Coles is already undertaking a mass redevelopment of their <a href="/new-apartments/the-mark-441-glen-huntly-road-elsternwick">Elsternwick location</a>, with Richmond now poised to follow. Approximately 300 apartments are included within the SJB-designed scheme, as is commercial space and in excess of 7,000 square metres of retail opportunity.

The ground plane of the sprawling site will be opened via the inclusion a series of laneways and new access points.

Having secured the site with a permit in place, the Chinese-backed developer went about reworking the project as evidenced by new architect Hayball's tower above. As many as 193 apartments are included within the 25 storey tower, with 2,860 square metres of predominantly office space accounting for the podium levels.

R&amp;F Property Australia's move on their Box Hill site follows on quickly from the launch of the first stage of Footscray's <a href="/buildings/live-city-124-188-ballarat-road-footscray">Live City</a>; that development will yield as many as 1,500 apartments for the developer.

Billions worth of new construction activity beckons for Melbourne

Coles Group Property Development's latest intended apartment development has hit planning, expanding on the firm's push to fully capitalise upon their significant land holdings.

Plans were lodged earlier this week with Ku-ring-gai Council for a considerable Lindfield development. In line with two current Melbourne projects, the existing Lindfield Coles across 376-390 Pacific Highway will be demolished in order to accommodate a multi-level mixed-use development with a construction value just shy of $58 million.

Christiansen O'Brien Architects are the principal design force behind the new complex which would see 70 one, two and three bedroom apartments above hundreds of car parking spaces and 4,840 square metres of retail/commercial area.

Specialist retail designers MIMA have also had a hand in design duties, specifically assisting with the finer grain materiality and place-making elements of the design.

The new build is slated to include 698 square metres of dedicated amenities atop the podium will separate dual residential wings.

Meanwhile in Melbourne, Coles Group Property Development is also pushing dual significant apartment projects.

Work is advancing on the <a href="/new-apartments/the-mark-441-glen-huntly-road-elsternwick">rebirth of Coles Elsternwick</a> which will be known as 'The Mark' upon completion. Rothelowman and i2C Design created the scheme that sees 173 apartments above a new and expanded Coles Supermarket - Liquorland which are themselves above a three level basement car park.

Builder Hacer has for the most completed the basement works, meaning that the concrete structure will begin to rise above Glen Huntly Road over coming months with an eye toward completion mid next year.

Images: Hacer</figcaption></figure>Also in the wings is the approved transformation of Richmond Plaza Shopping Centre. Coles Group Property Development and project partner Gresham are sitting on the right to develop the Bridge Road asset into a sizeable retail and apartment project.

Design practice SJB's late 2017 image, seen below, depicts part of the approved scheme which includes 300 plus apartments, a full line supermarket, offices and gym. The design's ground plane includes new laneways and access points which intend to open up the development to its surrounds.

The design responded carefully and considerately to the heritage significance of Bridge Road, delivering pedestrian focussed scale at the street edges, across a common podium that also sought to hide the development’s car parking requirements.

Rising from the podium form, four extruded building forms were massed across the site, up to a height of 12 storeys. This approach recognised the sensitivities associated with the various interfaces, amenity impacts on neighbouring residential development and prominence at a major intersection within an important activity centre.

Coles has held approval for the project since 2013 when VCAT ruled on the project, ultimately allowing an 11-storey redevelopment to proceed.

Coles Group pushes shop top apartment developments in Melbourne and Sydney

Continuing on our journey of taking a look at Melbourne's development along each tram line, we're kicking off 2017 with the 48 - the first of the "south of the river" routes, and the 75 - both of these routes leave/enter the city on the same corridor: Wellington Parade / Bridge Road.

As a reminder, I'm not including projects from the City of Melbourne or City of Port Phillip in any of these individual route analyses, for the simple reason that as the network "bunches" its routes the closer to the city, the more irrelevant an individual line becomes.

Nevertheless, such is the nature of the tram network in the east, that routes interact with each other on a grander scale compared to Melbourne's north (use the navigation section below to view routes in the north already covered) where the network is just like our heavy rail: mainly radial. The 48 &amp; 75 could be described quite easily as radial as well however the routes link up with others in the inner suburbs, particularly in Richmond, Kew, Hawthorn and Camberwell.

The 48 uses the relatively new Collins Street to Spring Street southbound junction and then continues along Wellington Parade and is one of the two main routes on Bridge Road. Crossing the river the 48 turns north to Kew and then continues in a north-easterly direction to its terminus at North Balwyn.

The 75 begins outside Edithad Stadium and runs down to Flinders Street and shares the same track as the 48 along Wellington Parade and Bridge Route.

Where the 48 turns northward once crossing the river, the 75 heads through Hawthorn, turns south on Power Street then heads east along Riversdale Road - sharing the tracks with route 70 in the process - then at Camberwell junction heads south east to Toorak Road and then all the way out to Vermont South on the Burwood Highway.

It should come as no surprise that within Richmond, the section of Bridge Road between Punt Road and Church street has a very high concentration of projects - 12 in total.  Further down the hill toward the river, 5 projects are located either side of the tram corridor.

<h2>Kew &amp; Balwyn (route 48)</h2>

Kew junction features 5 projects with a further 3 located not far from the tram corridor. As route 48 climbs up the hill, the project density becomes sparse however there is one notable project located - depicted below - not far from the terminus.

<h2>Camberwell, Burwood &amp; Vermont South (route 75)</h2>

The 75 is one of the longest routes in the city and transitions through a wide variety of streetscapes.  In particular, as the route leaves Burwood-proper, the wider Burwood Highway sees the tram route run in its own right of way.  Interestingly, in this section, near Middleborough Road, a cluster of pipeline projects exists.  Ditto near Deakin University and Burwood East - clusters of 2 and 3 projects exist.

Melbourne's development by tram: the 48 & 75

The struggles of Bridge Road have been well documented both on Urban.com.au and via many other media outlets. For so long synonymous with 'warehouse fashion' shopping, many have said Bridge Road has suffered a sustained decline due to the rise of DFO's and the substantial investment pumped into the CBD's retail offerings in recent years.

Remedies such as <a href="https://www.urban.com.au/expert-insights/buying/will-free-parking-save-bridge-road">free parking</a> have been put forward, while others such as Fred Nucara of Beller Commercial suggested during 2014 that Bridge Road is due for a <a href="https://www.urban.com.au/news/bridge-roads-apartment-transformation-gathers-pace">fundamental shift</a> in how and who uses and peruses the precinct. As destination shoppers choosing Bridge Road diminish, the struggling retail segment is likely to drift toward catering for the burgeoning population now choosing to call the area home.

This reshaping of Bridge Road into an apartment hotspot has gathered a head of steam over the preceding six months in particular, with a raft of residential planning applications in progress. Now three more new residential projects seek to compound the trend, appearing on City of Yarra's Major Development page within the last fortnight. They are in no particular order:

Holding 5 one-bedroom, 44 two-bedroom and 1 three-bedroom apartments, the distinctly precast design is initially valued at $12 million and is on behalf of Bridge Road-based G3 Projects.

Included at ground level is a 33sqm cafe while 33 car parking and 59 bicycle spaces have been catered for. 19-21 Judd Street finds itself in close proximity to Charlie Richmond; the 96-apartment development on of the area's early large-scale residential developments.

<h2>239-245 Church Street</h2>

A structure dated 1925 is amongst the buildings slated to go in favour of an eight level apartment block with an initial development value of $8.5 million.

With basement car parking, the Armsby Architects-designed building will hold 53 apartments, split between 16 one-bedroom, 29 two-bedroom and 8 three-bedroom options. Retail tenancies line Church Street while basement access is via Tullo Place to the rear.

<h2>A bridge from here to there</h2>

The fresh planning applications above join the list of eleven projects either on or in the immediate vicinity of Bridge Road as seen below. At varying stages of the planning process, only Isola is at construction with Collingwood-based construction firm Lexicon at the reigns of the build which is in its infancy.

Estelle by Milbex and Newbridge Apartments on behalf of Longriver Group are at sales, with the remainder at lower rungs of the development process.

If the projects shown above and below are realised, the Urban.com.au Project Database indicates that in excess of 1,130 new apartments will be pumped into the Bridge Road Precinct in the medium term. Add large-scale peripheral projects such as Lend Lease's Studio 9 and Riverlee's multi-staged Jaques site redevelopment, and the transformation of Bridge Road from retail destination to a strip serving the needs of a burgeoning and immediate population looks to be in full swing.

Bridge Road's apartment transformation gathers pace

A supermarket at the base of a high-density residential or mixed-use development is nothing particularly new; the Urban.com.au database has many an example allowing for full line venues in inner-city growth areas such as Fishermans Bend and the like.

However a trend that continues to be borne out is the push of large retail/supermarket chains adding value to their land allotments by inserting apartments above their intended future outlet. The highest profile exponent of this in recent times was Woolworths who successfully gained planning approval for 101 Canning Street, North Melbourne.

Woolworths promptly sold off the site upon approval while maintaining the right to operate a full line supermarket of 4400m² should the scheme materialise.

Another large inner-city development sees Coles Group Property's existing Richmond Plaza at <a href="/buildings/261-271-bridge-road-richmond">271 Bridge Road, Richmond</a> subject to an approved, SJB-designed redevelopment plan which would include 333 apartments located above a revamped Coles full line outlet. 12,000sqm or retail space and 573 car parking bays are also envisaged within the eclectic design as seen below.

Image © SJB</figcaption></figure>Apartments above supermarkets is almost a given within arms reach of Melbourne's CBD, but as the practice extends into middle ring suburbs it demonstrates that apartments/mixed-use developments are not solely the domain of property developers. As of mid this year Aldi Foods received in principle approval for an five level Aldi store topped with 34 dwellings.

Located at 313 Doncaster Road, Balwyn North, the five level structure over a 2,167sqm site looks likely to be the first taste of substantial higher density living for the suburb dominated by detached housing. Across town Coles Group Property have also instigated construction of 180 Gaffney Street, Coburg North which will feature a Coles outlet in addition to commercial office space and a medical centre.

Coles Group Property parent company Wesfarmers have further shown their propensity to value add to their intended developments, this time utilising Bunnings as an anchor for a large mixed-use development at <a href="/buildings/north-eastern-tower-659-669-doncaster-road-doncaster">659-669 Doncaster Road, Doncaster</a>. Architecture firm Hayball have designed the approved complex which would feature podium space carrying a 10,532sqm Bunnings outlet and 1,598sqm of retail space, in addition to 887 car parking bays and 385 apartments spread over three separate buildings above.

Image © Hayball</figcaption></figure>The trend reaches further with Mimmo Holdings Pty Ltd seeking approval for a mixed-use complex at <a href="https://www.urban.com.au/buildings/pace-of-doncaster-east-3-mitchell-street-doncaster-east">3-11 Mitchell Street, Doncaster East</a>. A 2,378sqm supermarket, reception centre, 688sqm restaurant and 65 one and two-bed apartments round out the proposed development that once more seeks to set a height precedent in an otherwise low-rise area.

<h2>Comment</h2>

Whether it be opportunism, shifting with the times or a concerted push to diversify a business model, the practice of adding additional uses atop a traditional supermarket or the like is growing. Is it fair to assume that most future build supermarkets aside from those on the periphery of Melbourne will incorporate a degree of apartment living above? Most likely.

That chains such as Aldi and Coles are leading the charge shows how lucrative large tracts of land within metropolitan Melbourne have become.
