Marlu Hampton, just seven townhouses on Service Street, has found a gap in the market, and that hasn't been lost on locals.

Four of the townhouses, that are being built and developed by&nbsp;<a href="https://www.urban.com.au/developers/thomas-constructions">Thomas Constructions</a>, have been snapped up.

Noorden agent David Lamond says the majority of the sales have come from affluent downsizers.

"They're trading in their large Bayside family homes for anywhere between $4 million and $7 million and are looking for their next step toward retirement," Lamond says.

Some made the full downsize to an apartment, however, they've realised they want more space, Lamond says.

"They want a little bit more than an apartment, but they don't want a full garden. They're keen on lift access, which Marlu offers, and they want a courtyard with trees and landscaping."

Thomas Constructions were sold on the location of the site, with <a href="https://www.urban.com.au/developments/hampton-vic">Hampton</a> Beach, several parks, quality schools and a shopping strip on the doorstep.

Joint venture partners Thomas Constructions and QB Constructions have completed their boutique Brighton apartment development, 32 Black Street.

The builder developers have put the finishing touches on the three-level building designed by Architecture Works. It has just six two-bedroom apartments and two penthouses.

Off the plan buyers have moved into the project, which is just five minutes from the Middle Brighton train station. Only two apartments remain for sale. The two-bedroom penthouse priced from $2.25 million.

Each apartment in 32 Black Street was designed with a spacious open-plan living area with a gas fireplace, a fully-equipped kitchen featuring top of the range Miele appliances, a study room, and expansive balconies looking back to the Melbourne skyline.
