South East Queensland developer Aria have completed construction at their sold-out Kangaroo Point apartment development, Riviére.

The 12-level, Bates Smart-designed development homes 122 two, three and four-bedroom apartments, as well as a suite of state of the art amenities.

A number of the apartments were bought by investors, who on average are seeing rental yields of 6.45 per cent. Some apartments are being resold at $800,000 more than their initial off the plan price.

As part of its commitment to delivering extraordinary designs, Aria Property engaged in a design competition with four of Australia's top architects for the project. Renowned architectural firm Bates Smart emerged as the winner, presenting a design that pays homage to the majestic Kangaroo Point Cliffs' angular shapes.&nbsp;

The striking&nbsp;façade steps in and out, which allows it to maximise views of the city and river. The exterior features custom bricks imported from Valencia, Spain, creating a mix of matte and gloss finishes that shimmer in the light.

Aria Property Development Director Brent Liddell attributed the success of the partnership to Bates Smart’s and Aria’s mutual inspiration.&nbsp;

“Our vision was to create a geometric façade that strategically accentuated volume and space. Bates Smart’s understanding of our brief resulted in a visually captivating masterpiece that elevates the skyline of Brisbane,” Liddell said.

Inside the apartments have incorporated&nbsp;breezeblocks, timber soffits, and open corridors, allowing for natural airflow and ventilation. There's luxury finishes like terrazzo stone bench-tops, timber-lined balcony finishes, and Miele European appliances in the kitchens.

“The features and finishes in Riviére are unlike anything seen before in residential living," Liddell added.

"The 'liveability factor' achieved through open corridors, oversized units, and exceptional rooftop amenities is truly phenomenal."&nbsp;

The Riviére project encountered challenges when the original builder faced liquidation at level three. Aria then took over the build themselves.

Aria have developed a partnership with Cleanaway which makes&nbsp;Riviére Australia's first multi-composting residential project, fostering eco-conscious living.&nbsp;The project also features 65kW solar panels on the rooftop, complemented by nine Tesla battery walls to store renewable energy.

“By incorporating sustainable practices into our developments, we can make a positive impact on the environment and enhance the well-being of our residents," Liddell said.

Aria complete construction of Kangaroo Point apartment development Riviére 

A $21.5 million sales rush at the Cedar Woods masterplanned community Greville has seen the national developer bring forward the release of its third stage of townhomes.

The townhouses will be part of the $180 million masterplanned Greville community, five kilometres north of Brisbane.

The first two stages were particularly popular with local buyers. The latest release will see 10 terraces available&nbsp;from $809,000.

There was a flurry of sales when Cedar Woods announced they&#39;d appointed the regarded builder Condev Construction, who will commence construction of the first release of townhomes in the next few months.

Cedar Woods development director Peter Starr said&nbsp;buyers are lining up to secure a brand new terrace home within close proximity to the CBD which prompted the decision to bring the third release forward.

&ldquo;With just ten terrace homes in the third release, there is limited opportunity in this new release at Greville, and within the broader Wooloowin area, and any new supply is being snapped up quickly due to increasing buyer demand,&quot; Starr said.

&ldquo;Wooloowin is an increasingly sought-after suburb for its location, with a median house price of $935,000 according to Core Logic, and solid growth record, which has seen prices jump 15 per cent in the past year alone.

&ldquo;Releases one and two have been popular with mostly local purchasers who love living in Wooloowin and want to reinvest in the neighbourhood, or who are downsizing from surrounding suburbs.&rdquo;

Release three is set to offer one of Greville&#39;s most popular floorplans known as the Miller.

&ldquo;The Miller has all living and entertaining areas on the ground floor, opening on to an expansive private courtyard, with three bedrooms and a multi-purpose room upstairs, which can function as a fourth bedroom or study,&rdquo; he said.

Sales flurry sees Cedar Woods bring forward third release of Greville terraces in Brisbane's Wooloowin

Brisbane&#39;s ARIA Property Group have received sign off from the Brisbane City Council to build their Kangaroo Point apartment development&nbsp;which they now dubbed Riviera.

Aria, led by their founder and managing director Tim Forrester, bought three adjoining sites between&nbsp;470 and 480 Main Street&nbsp;in late 2018 and submitted plans to build on the amalgamated 2581 sqm in mid-2019.

There will be 124&nbsp;apartments across the 12 level development, not including the&nbsp;two levels of basement parking.

Entry will be through a lush landscaped garden complete with a reflection pond and butterfly walk. On the ground level will be a&nbsp;residential lobby where there&#39;s set to be a cinema and a residents cellar and a terrace with a barbecue.

The rooftop will feature a circular rooftop pool, a green roof covering a wine bar, a number of lawns, a meadow, wellness centre, pool deck and outdoor kitchen.

Architecture firm Bates Smart have designed the building.

They say on their website that their&nbsp;vision was&nbsp;to create a distinctive architecture that captures the uniqueness of the site&rsquo;s clifftop location while maximising river and city views.
