The Brisbane-based Cielo Group is continuing to pad out its Bilinga footprint on the southern end of the Gold Coast.

Cielo&nbsp;Group,&nbsp;led by Justin O'Donnell and Azemm Dannaoui, recently launched Bloom, a collection of nine whole floor apartments on Golden Four Drive.

Now they've lodged plans for a similarly boutique project at 90-92 Pacific Parade, just 400 metres up the road. This one however is on the prized beachside.&nbsp;

They've again had Z Architects, their go-to architecture firm in now both Brisbane and the Gold Coast, draw up the plans for the latest project, which will see 19 apartments created across a nine-level building.

There will be just three apartments per floor for for the first three levels, before the tower becomes two half-floor apartments, spanning between&nbsp;180 sqm internal to 248 sqm.

The eighth level will home a full floor penthouse, with a huge 487 sqm of living space with three bedrooms, three living areas, and a multipurpose area.

The roof will be communal, and will feature a gym, dining room, pool, and pool terrace.

The town planning documents noted&nbsp;that the rooftop adopts a high-quality architectural style, with significant articulation, building recesses, modulation, as well as the use of variation of materials and finishes to present as development with high aesthetic value

"The area is characterised by a range of older buildings amongst new mid-rise developments with an emerging built form character of increased intensity within the streetscape," the report noted.

"The area has established street trees and mature Norfolk Pine trees that define the distinct coastal character and assist to balance the built form, provide landscape buffers and pedestrian friendly streets."

Two original houses currently sit on the 1,012 sqm site. They will be demolished to make way for the project.

Just behind the site at 89-91 Golden Four Drive, Sydney-based developer Farshad Amirbeaggi is seeking to create the highest density project in the area. He recently submitted plans for a nine-level, 81-apartment building on 2,024 sqm.

There's 71 two-bed apartments proposed and 10 three-bedroom units, as well as 103 parking spaces and 46 bicycle spaces.

Cielo Group to produce more luxury at Bilinga

The South East Queenslander developer, Cielo Group, has lodged plans for a boutique mixed-use project in Brisbane&#39;s Bulimba.

The three-level development 360 Riding Road, Bulimba, has been designed by Cielo&#39;s go-to architecture firm, Zarchitects, who recently designed Cielo&#39;s Bloom Bilinga, their debut project on the Gold Coast.

The Bulimba development will have just eight two-bedroom apartments and six three bedders.

According to the group, the design seeks to balance stone cladding, render and concrete elements in white and grey tones with fine timber batten screening and glazing.

&ldquo;The form incorporates curved slabs and walls where possible for a softened visual impact,&quot; Zarchitect noted in their supporting documents in the application to the Brisbane City Council.

&quot;The balcony edges flute in a wave pattern along the frontages, to create a visually interesting built form and enhance articulation on long elevations.&quot;

The project will activate the corner on the prominent Bulimba roundabout location with one 100 sqm ground floor retail caf&eacute; tenancy located featuring both indoor and outdoor dining.

A large rooftop deck will crown the building, split into a residents rooftop communal area as well as a 400 sqm rooftop public bar, which will feature a swimming pool with pool bar, pool deck, booths and dining tables, with seating areas incorporated to maximise vistas of the nearby Brisbane River.

GV Property Group sold the site, with plans by Boris Design for a&nbsp;six-level&nbsp;building with five apartments, ranging in size from two and four-bedrooms, with some of the bigger four-bedders spanning two levels.

They came up with Bloom, a nine-level building with nine whole floor apartments. They created the three-bedroom plus multi-purpose room apartments with a laid back coastal luxury design. Each of the&nbsp;three bedrooms have their own&nbsp;walk-in wardrobes, while&nbsp;the master also has an&nbsp;ensuite.

The apartments have been oriented to face the beach, with the open plan kitchen (which features a dedicated bar area), living and dining space, opening to an east-facing balcony. The majority of the apartments have views over the beach.

The resident amenity is located on the roof, so each resident can enjoy the sweeping beach views. On the 200 sqm roof is a swimming pool, barbecue area, and outdoor dining.

There&#39;s already been huge appetite for the project through CBRE Gold Coast.

Cielo&#39;s Justin O&#39;Donnell said the product was designed to be suited to a wider range of buyers that what has generally been on offer just south in Kirra.

&quot;We might not be offering that beachfront product, but the fact is we&#39;re only 200 metres to the sand, and are offering&nbsp;something equal in the high-level of finishes and interiors, without the beach price point, which&nbsp;seems to be attracting a lot of buyers.&quot;
