<a href="https://www.urban.com.au/developers/huon-property-group">Huon Property Group</a> has received approval for their new residential development project in Brisbane's <a href="/developments/stones-corner-qld-4120">Stones Corner</a>.&nbsp;

The approved plans involve constructing a 15-level apartment tower at 22 Cleveland Street, which will consist of 114 apartments. This development is part of Huon's strategy to capitalise on the 2032 Summer Olympics hub in nearby <a href="/developments/woolloongabba-qld-4102">Woolloongabba</a>.

The tower, designed by <a href="https://www.urban.com.au/architects/z-architects">Z Architects</a>, will feature a mix of 78 two-bedroom units, including 20 with multi-purpose rooms, 41 three-bedroom units, with 15 also having a multi-purpose room, and ten double-storey sky homes, with the upper-floor sky homes offering private rooftop spaces.

The architectural design gives the appearance of two distinct towers, separated by a central recess on the north-western side.&nbsp;

The larger tower form will be located on the eastern part of the site towards Logan Road, while a narrower, more slender form will be on the western part towards Cleveland Street.&nbsp;

The design aims to preserve the original shop front, street entrance, and awning of the commercial character buildings along Logan Road, although parts of these structures will be partially demolished.

Landscaping is a significant aspect of the project, with deep planting and containerised planting above the podium level to enhance the building's breathability and reduce heat load.&nbsp;

These efforts are intended to contribute to the site's subtropical character and microclimate, with additional planting across the rooftop terrace.

The apartments are designed for modern living, featuring open-plan living areas and private balconies with views of the city skyline and surrounding neighbourhoods.&nbsp;

The sky homes will have exclusive access to a portion of the rooftop terrace, while the remaining rooftop area will offer communal facilities, including a swimming pool, pool deck, barbecue area, co-working space, cinema, and formal dining room.

Additional communal facilities will be available on the podium level, such as a function room, gym, and communal lounge with terraces.&nbsp;

The development also includes 327 car parking spaces for residents and visitors, distributed across two basement levels, the ground level, and podium car parking areas. A stacker system will be used where possible to maximise space utility.

A proposed cross-block link will provide direct pedestrian access between Logan Road and Cleveland Street, running along the north-western boundary.&nbsp;

This link aims to improve pedestrian connectivity and break up the long stretch of Cleveland Street between Logan Road and the proposed Arcade on the northern boundary of Stones Corner Village.

The development site is located within four kilometres of <a href="https://www.urban.com.au/developments/brisbane-qld">Brisbane</a>'s CBD and is close to public transport options, including Stones Corner Busway Station and Buranda Train Station. The area also offers various retail amenities.&nbsp;

Huon Property Group is concurrently developing another project in Oxley, comprising 170 townhouses under the name Arabella.

&nbsp;South East Queensland developer Rogerscorp is doubling down on its future residential development pipeline following the successful sell out of its Everton Park mini masterplan, Fable by Rogerscorp.

On top of future projects in Margate and Woody Point in Redcliffe, <a href="https://www.urban.com.au/developers/rogerscorp-pty-ltd">Rogerscorp</a>, led by managing director Simon Rogers, has submitted a development application for their first residential project outside of Brisbane.

They're in the quiet Gold Coast pocket of <a href="https://www.urban.com.au/new-apartments/labrador-qld-4215">Labrador</a>, where they're planning another community-driven development with 42 townhouses at <a href="https://www.urban.com.au/new-townhouses/wirra-estate-103-olsen-avenue-labrador">103 Olsen Avenue</a>, near Parkwood Central Plaza and not far from the bordering Biggera Waters.

They've had their go-to architecture firm Z Architects, who also designed Fable by Rogerscorp, put the plans together for the prime nature-laden site. They'll only be using around 40 per cent of it for the development, with the other 60 per cent left untouched as a nature reserve.

Z Architects talked about the prime 1.5-hectare site and its location in their submission to the Gold Coast City Council.

"The site is located within an ideal proximity to the beautiful Broadwater, the outdoor shopping and dining experiences at Harbour Town, as well as Griffith University and the Gold Coast University Hospital," they said.

The 15,520 sqm site is currently a car yard and borders a garden nursery.

"By replacing the current caryard with contextually appropriate and architecturally designed housing, the use of the site and the streetscape would be vastly improved."

There will be 12 buildings which will home the 42 townhouses. Stage one will deliver eight of the 12, as well as the resident&nbsp;amenity in which will include an outdoor alfresco and barbecue area with a firepit and adjoining swimming pool.

Three different floorplans have been proposed, but each townhouse will span two levels and have four bedrooms, a minimum&nbsp;of 29 sqm outdoor landscaped space, as well as a double garaging, meaning 84 parking spaces are proposed, as well as a further seven visitor spots.

Geared toward the owner-occupier, the building will be a mix of just two and three-bedroom apartments. There will be 78 two-bed units, 20 with multi-purpose rooms, and 41 three-bedroom apartments, 15 of which will also have a multi-purpose room.

Designed by Z Architects, the tower will give the appearance of two separate towers,&nbsp;with a substantial central recess along the north-western elevation, a larger form on the eastern part of the site towards Logan Road, and a more narrow and slender tower form on the western part of the site towards Cleveland Street.

While the rear part of the commercial character buildings along Logan Road is to be partially demolished, the intent is to protect the original shop front, street entrance and awning over the pedestrian environment, maintaining activation along the street frontage.&nbsp;

Significant allocation of landscaping has also been included, with deep planting and containerised planting above the podium level to enhance breathability and reduce the heat load of the building, while also contributing to the subtropical character and microclimate of the site, along with planting across the rooftop terrace.&nbsp;

Each apartment has been designed with modern living in mind and boasts high-quality finishes throughout. Residents can expect open-plan living areas that flow seamlessly onto private balconies offering views over the city skyline and surrounding neighbourhoods.
