Darling Point Road Apartments - Darling Point Road, Edgecliff

Joint venture partners Lendlease and Mitsubishi Estate are progressing with its recently acquired landmark site on the border of Darling Point and Edgecliff.

They've provided a sneak peak as to what they have planned for the 1,748 sqm site at 1 Darling Point Road, following the purchase from Anka Property last year.

There were approved plans in plans for a 12-level building with 40 apartments, plans that had been back and forth between the Woollahra Council given the substantial uplift they were seeking.

<a href="https://www.urban.com.au/developers/lendlease-development">Lendlease</a> and Mitsubishi Estate, the latter of whom is one of the largest real estate developers in Japan and worked with Lendlease on One Sydney Harbour and One Circular Quay, has submitted a Concept State Significant Development Application to the NSW Government for a 17-level tower (with the affordable housing uplift).

The concept, which comes before the full State Significant Development applications, will have 60 apartments, 21 of which will be designated as affordable.

Architecture firm&nbsp;<a href="https://www.urban.com.au/architects/tzannes-architects">Tzannes</a> has been called in to handle the design of the building.

Tzannes, led by regarded architect Alex Tzannes, calls 1 Darling Point Road a "landmark opportunity to create architecture that is placeshaping for Edgecliff Station and community building for the greater eastern suburbs.

"With its unique topographical elevation overlooking the Harbour City and connections with existing transport infrastructure, this site is ready for urban densification," the architecture firm noted in the Architectural Design Report

"This project will contribute to Sydney's growing need for quality well-designed, and well-located, homes and amenities."

The plan is to retain and refurbish the existing heritage building at 136 New South Road Road and also include retail space and 1,516 sqm of commercial office space located in the podium levels.

There will be 16 one-bed apartment on offer, jsut three two-bed apartments, 34 three-bedders, and eight four-bedroom apartments. A single 350 sqm-plus penthouse will crown the 16th level.

Preliminary apartment plans revealed for landmark Darling Point site by Lendlease and Mitsubishi Estate

Prominent property developer <a href="https://www.urban.com.au/developers/twt-property-group">TWT Property Group</a> has put together some of the most grandiose house proportions, unrivalled in the inner-city, harbourside suburb of Pyrmont.

In keeping with their commitment to preserve heritage and create something which balances legacy with contemporary, the entry lobby to Grande Pyrmont Bay features a mini museum, with artefacts recovered during the excavation phase of the development. There’s spoons and plates that date back to the 1800s. The excavation also uncovered yellow sandstone, which heritage expert Troy Stratti said will have been there for 200 million years.

On the wall of the lobby is also a timeline, from when the Gadigal aboriginal people inhabited the site as the traditional custodians, to now.

While essentially set just one street back from Harris Street, the terraces have been cleverly designed to block out any noise. Even the extensive outdoor space is more tranquil than traffic. The ground floor, which is the main entertaining level, features a soaring double-height void to one of the upper levels, creating a grand sense of space. Adjoining the living room, which has a striking fireplace, is a luxury bar area, a cinema room, and a sauna and a cellar.

This level opens to the main outdoor entertaining space, complete with outdoor entertaining area, barbecue kitchen, and a swimming pool, set amid landscaping and an elevated viewing-like deck with views across to Barangaroo.

Developer Toohey Miller has appointed luxury construction firm Reform Projects to build its debut apartment development, No.1 Onslow Place in Elizabeth Bay.

Reform, led by managing director and co-founder Carl van Selm, has been in operation since 2016 and has built boutique apartment projects in both Sydney's Eastern Suburbs and the Sutherland Shire, as well as a number of designer houses in Sydney's most affluent suburbs.

They recently completed the <a href="https://www.urban.com.au/news/nsw/one-of-manlys-last-beachfront-development-sites-inside-ondas-manly-apartments">luxury Manly project Ondas Manly</a> on the beachfront North Steyne, and they're&nbsp;currently building the boutique Yugen development in Vaucluse.

Toohey Miller appoint Reform Projects to build No.1 Onslow Place, Elizabeth Bay apartments

Mirvac has firmed up plans for the next stage of Zetland's burgeoning Green Square precinct.

The ambitious $13 billion Green Square redevelopment has been a longstanding collaboration between Mirvac and Landcom, the NSW Government owned property developer, since 2012. Over the last decade they've focused on the 13.7 hectare block of land surrounding the Green Square Train Station, which has seen them already construct hundreds of apartments, extensive food and beverage tenancies, a library, and a primary school.

The latest $315 million plans are a revision on a 2017-approved development application. Proposed are three towers at 960A Bourke Street, two designed by Tzannes Architects and one designed by Bates Smart, both in collaboration with Mirvac's in house design team.

The amalgamated 3,688 sqm block, referred to as Site 7, Site 17 and Site 18, will flank the Green Square central plaza, opposite the Green Square Library and the Green Square Train Station and next door the the award-winning completed residential development Infinity by Crown Group.

The buildings will rise 13, 18 and 20 storeys.

The 13 and 18-storey buildings, designed by Tzannes, were designed to be&nbsp;complimentary in their form, but display individual identities through differing materials, vertical and horizontal articulation, Tzannes noted in their Design Statement submitted to City of Sydney Council.

The Site 7 tower has been designed with a glazed commercial podium with a residential tower floating above, while Site 17 is a brick apartment building, with "reference to Sydney’s long history of small and medium sized brick residential fl at buildings."

There will be 183 dwellings spread across the two buildings, the majority two-bedrooms apartments. There will also be a handful of two and three-bedroom townhouses.

At the foot of the two Tzannes-designed buildings will be 14 retail spaces.

Bates Smart has designed the tower, referred to as Site 18, on the smallest section of the site.

That will have just 77 apartments, again heavily weighted towards two-bedrooms (67%).&nbsp;Bates Smart said the change in the apartment mix was due to the evolution of Green Square since they designed the original tower over six years ago.

"Green Square has undergone radical change in recent years as the public domain and community infrastructure envisioned by the Green Square DCP has come to life," the architecture studio wrote in their Design Statement.

"The completion of key community buildings has made for a highly liveable town centre, including; the Green Square Library and Plaza, Community Centre, Gunyama Park Aquatic and Recreation Centre and the Drying Green. Future Improvements including the Green Square Public School and an ever growing retail network will only continue to make the area more desirable.

"This changing context has seen a shift in the market from investor product to larger owner-occupied dwellings which has underpinned the re-thinking of the design of Site 18."

They said the&nbsp;façade approach "contrasts a crisp white frame with a family of ‘cool’ infill elements that provide a calm and elegant backdrop for the staggered primary frame."

Mirvac recently topped out three of their Green Square apartment developments,&nbsp;The Frederick, Portman on the Park, and Portman House,&nbsp;which have a combined construction value of over $210 million.

Over 80% of the apartments are sold, to a mix of owner occupiers, young first home buyers and investors.

<a href="https://www.urban.com.au/developers/mirvac" target="_blank">Mirvac</a>&nbsp;CEO Development Stuart Penklis said the completion of the three buildings forms a significant milestone for the ongoing evolution of Green Square from one of the city’s oldest industrial suburbs to Sydney’s first new town centre in more than a century.

"The new community we are delivering in partnership with state and local government at Green Square has already contributed homes for over 1,000 residents, and these three new apartment buildings will see a further 685 residents calling the precinct home by the end of 2023," Penklis said.

When Mirvac complete Green Square they will have delivered more than 1,600 apartments.

Toohey Miller reveal Onslow Place, Elizabeth Bay apartments

It's the playground for Sydney's rich and famous.

And now one of Bronte's most exclusive streets, Bronte Marine Drive, is set for its first ever, brand new apartment development.

There's only 19 buildings on Bronte Marine Drive, all houses, apart from a tired block of apartments at 2 Bronte Marine Drive that date back to the 1930s.

That block is now set to be demolished and will make way for a striking new Tzannes Architects-designed building in landscaping by Myles Baldwin.

The proposal has been submitted on behalf of the executors of the Estate of Angelina Cordatos.

The project, fittingly dubbed Project Angelina, will have five three-bedroom apartments on the sloping 600 sqm site which overlooks the ocean, beach, and fronts part of the famed Bondi to Coogee walk.

The new proposal seeks to shift the original primary access from Bronte Marine Drive to Bayview Street, which will be via a splayed feature wall adjoining to a private staircase, leading into the residential lobby.&nbsp;

In the design statement submitted to the local council, the aim was for a design which is "consistent with a Sydney coastal garden with a touch of Mediterranean."

The planting palette is made up of a mix of natives and exotics to compliment the surrounding areas, with the terrace planter boxes at balcony edges and green roofs visible from the street.

Each apartment spans a whole floor and will feature private terraces oriented towards the beach, taking in sweeping south and south-eastern views. The terraces are accessed off the open plan living spaces which will be lined with floor to ceiling doors to take in the views.

The building will be crowned by a two-level penthouse. That will have two open terraces.

The built form will consist of a series of layered stone, concrete and masonry elements, defined at the openings by architectural metalwork and landscaping. The curved, horizontal language is established by bands of masonry that wrap around the full perimeter of the development, on top of expressed floor edges.

The overall form of the building features sweeping corners which soften the built form, and splayed balconies and terraces. These are oriented to address the main view towards Bronte Beach, and prevent onlooking between apartments.

Last Bronte Marine Drive took the record for Bronte's most expensive house sale. The property next door to Project Angelina, 1 Bronte Marine Drive, sold for $23.3 million to Singaporean blockchain entrepreneur Joanne Huynh.

First look: One of Bronte's best streets set for first ever new apartment development

An apartment in the soon-to-be completed Opera Residences at Sydney's Circular Quay has been listed for resale seeking $13.5 million.

The three bedroom, two bathroom apartment at 71 Macquarie Street is just one of three apartments on level 16, with the building topping out at level 19.

It spans 204 sqm, including its large entertaining balcony with 180 degree views of Sydney Harbour, the Opera House, Botanical Gardens and the city.
