7 Captain Cook Parade, Deception Bay

Albion's landmark Breakfast Creek Hotel is set to get a new neighbour, with a Sydney investor filing plans for a two-tower project across the road.

The plans, submitted by DRJ Investments on a 2,569 sqm block spanning 4 Higgs Street and 11 Sandgate Road, are for two 17-level buildings homing 199-apartments, rooftop recreation, and an activated ground plane.

Architecture firm Jackson Teece said in their Design Report that the neighbouring heritage-listed Breakfast Creek Hotel played into the design.

"This proposed development provides an opportunity to renew and further establish a highly activated and people oriented precinct," the report said.

"The existing Breakfast Creek Hotel, a rare and historic cultural icon, is central to our consideration for the revitalisation of the precinct.

"The podium extends one level above the Breakfast Creek Hotel in order to provide a sympathetic and natural backdrop, emphasising the profile and character of the historical hotel and its hero'ing architectural style without competing."

They said hospitality uses will be pursued that are complementary to the existing operations of the hotel. The food and beverage tenancies will run alongside the pedestrian traffic on the Breakfast Creek pathway. The ground level restaurant will provide a semi-outdoor, subtropical dining area.

"This area is intended to be utilised by residents for breakfasts and likely offer a variety of complementary and inclusive refreshments, and act as a meeting area for breakfast, lunch and for occupants to relax," the report added.

There will be 45 one-bedroom apartments, 117 two-bedroom units, and 16 three-bedrooms, as well as 21 two and three-bedroom SOHO apartments (part residential, part commercial).

Each of the podium apartments on the lower levels will benefit from large outdoor areas fringed by landscaping.

70 per cent of the apartments maximise northern and a north east aspect, and another 70 per cent maximise south and south eastern primary views to the City and Brisbane River as well.

The buildings are crowned with a rooftop recreation area with a 20 metre lap pool and spa, poolside cabanas, a gym with a yoga deck, a cinema room, business centre, private dining space, and a communal recreation space.&nbsp;

Town Planning Report by Place Design Studio said the proposed development has been expertly designed to embrace the subtropical climate of Brisbane and achieve the vision and design benchmarks of the New World City Design Guide – Building that Breathe.

"Specifically, the proposed development implements principal elements of living greenery, streetscape activation, sunlight, natural air and ventilation, landscaped podium courtyards, and generous outdoor living spaces for each apartment.

"Furthermore, the proposed development includes a large, pedestrian oriented and landscaped plaza, extending from the ground level and out onto the end of Higgs Street between the site and the Breakfast Creek Hotel.

"This plaza represents a significant upgrade to the public realm and a substantial placemaking outcome for the locality. The plaza is a significant community benefit and one which would not have been delivered by the current City Plan outcomes.

Currently on the site is a one-level office building.

Bhart Bhushan’s Bathla Group are set to add Queensland to their ever evolving pipeline, with the group lodging plans for a $32.4 million Moreton Bay development.

The prominent Sydney developers are set to make waves in Deception Bay, with plans for two residential buildings that will deliver 101 apartments upon completion at 7 Captain Cook Parade.

Bathla bought the 2,908 sqm site for $1.865 million, from Chinese investor&nbsp;Wenxing Ma, who has previously lodged ambitious plans for a 94-level Broadbeach tower.&nbsp;

Situated across an amalgamated lot along Captain Cook Parade and Wallin Avenue, Bathla will construct Building A, which will comprise just three three-bedroom apartments, as well as Building B, which will offer a mix of apartment types.&nbsp;

There'll be six one-bedroom apartments in Building B, along with 50 two-bed units, 40 three-bedders, eight four-bed apartments, and just one five-bedroom unit.

The group engaged architecture firm Jackson Teece to design the two buildings, which heavily feature aluminium windows and timber cladding.

Each building will be crowned with a rooftop terrace, with four separate spaces set to don the rooftops, providing a range of open, breakout spaces for residents.&nbsp;

First look: Bathla lodges plans for Moreton Bay apartment development 

Urban Property Group (Urban) have expanded their $2.5 billion residential apartment pipeline, purchasing The Halston, the <a href="https://www.urban.com.au/developments/north-strathfield-nsw">North Strathfield</a> apartment project.

The development approved, 145-unit project will be Urban's first project in <a href="https://www.urban.com.au/developments/north-strathfield-nsw">North Strathfield</a>. It has a forecasted end value of $150 million.

The Australian-owned development company, who operate all over Sydney with projects from Little Bay to Penrith, bought the George Street development from Piety Group.

Laver Residential Projects Director&nbsp;Dennis Vertzayias says Urban's one-stop-shop as a developer builder breeds confidence in the off the plan market.

"It gives us as agents, and the prospective buyers, assurances that the project is going to get built, which is particularly important in this current environment of high labour and construction costs,"&nbsp;Vertzayias says.

Vertzayias says there's not a lot of brand new apartment stock in the area.

"The Halston is the only project under construction, and is the only choice for brand new living, in a precinct close to transport, retail, and with all of the Olympic Park amenity also close by."

The swell of new apartment developments in the in demand Coolangatta has slipped south of the border into northern New South Wales.

The latest stage of the Quay Grand mini-masterplan has been filed by local Queenslander developer builder Heran Building Co, on behalf of the Adelaide-based Koumi family.&nbsp;

Jackson Teece has handled the designs for the two 11-level towers on Enid Street, next to the 10-level Bay Grand South building, which is part of the wider development, and next to Jack Chard Park.

The podium is a key feature of the design, with Jackon Teece aiming to provide a strong definition of the public domain.

"The podium contrasts and compliments the tower form with a modulated series of arched openings that provide the residential apartments and their associated private outdoor spaces with a sense of enclosure and privacy in a unified composition that engages with the activity of Enid Street," the design statement noted.

"These arches extend to the ground level and integrate the podium form with the active residential lobbies and high quality landscaping elements that conceal the car parking areas located at this level. This design feature contributes to the legibility of the development within the street and the objectives of the character of the City Centre core precinct."

Heran Building Group are a developer building, and are behind the Main Beach apartment tower Midwater, which is currently under construction.

Jackson Teece has handled the designs for the two 11-level towers, next to the 10-level Bay Grand South building and next to Jack Chard Park.

Since being founded in the early 1990s by current chairman&nbsp;Michael Abolakian, the Sydney-based developer Hyecorp has offered a different level service than the rest of the industry.

The built form of Audrey uses vertical forms with raw and tactile materials to form layers of contrasting elements, playing with light and shade to create&nbsp;a visual distinction between levels and residences.

Sculpted balconies and terraces are home to cascading gardens and planters enhancing the indoor-outdoor, as well as providing sweeping views to the park and Sydney city skyline.

Throughout each apartment, expansive proportions are enhanced by panoramic&nbsp;windows, which frame the surrounding vistas whilst drawing in natural light.

Buyers will be at home with a suite of exclusive amenity across a number of shared spaces, including the rooftop with an alfresco dining space and barbecue, which will offer city skyline views.

Indoors there&#39;s a&nbsp;lap pool and spa, a cinema, music room, and a personal training studio. Audrey residents also benefit from an onsite daycare centre, as well as an onsite caf&eacute;.

A Brisbane development has set a new apartment sales record in Spring Hill, with a local family purchasing a penthouse in ORIA for $5.5 million.
