A collection of former footballers have teamed up to make their Gold Coast development debut, and they've picked one of the Coast's most emerging spots.

Former Socceroo and Sydney FC legend Alex Brosque has teamed up with current Sydney FC captain Alex Wilkinson and former footballer Brendan Renaud to create a boutique development on Bilinga's Golden Four Drive, just one row back from the beach.

The plans, lodged through an entity Bella Felicita, have been put together by Gold Coast design studio, Impact Design, who note in their design statement that the&nbsp;contemporary design respects the surrounding coastal environment whilst also providing an increased density of living.

"The considered details of the facade will enhance the neighbourhood of Bilinga and the streetscape of Golden Four Drive," the report reads.

"The built form was designed to make privacy a priority while still allowing each unit to capture potential views. The facade partially shuts off to the noise and harsh western sun while still allowing glimpses of the mountains beyond and opens up to the eastern pacific ocean views.

"The materiality, colours and form of the building have been carefully considered in keeping with the coastal locality. Light tones and soft curves resemble the undulating sands and waves of the nearby beaches."

There will be just 11 apartments, including two penthouses, across seven levels. The apartments cater for families given their size, Impact Design suggest.

The building is mostly three-bedroom apartments, with the exceptions a two-bedroom apartments on the ground level and the two four-bedroom, full floor penthouses. The top penthouse has its own private rooftop terrace with a spa.

Each apartment features living spaces which flow to outdoor entertaining areas.&nbsp;

The 759 sqm block currently homes&nbsp;a two-level brick and fibro home which will be demolished before construction. Next door is a three-level brick duplex which is also soon to make way. That will be replaced by a new for a six-unit, four-level townhouse development.&nbsp;

Town Planner, Zone, said it is evident that the site is located within an urban area that is extremely well located with regard to proximity to high frequency transport, commercial services, retail services and public recreation space.

"Commercial land uses are located in Coolangatta to the south, and the Neighbourhood Centre Zone of Bilinga to the north-west," Zone's report read.

"The site is highly accessible with excellent links to surrounding road networks, high levels of walkability, and a range of bus services along Golden Four Drive."

First look: Former Socceroo's set for first Gold Coast apartment development

The wave of low-rise apartment developments in the best pockets in Mermaid Beach is continuing.

The new plans are on the exclusive Albatross Avenue, the beachside strip just south of&nbsp;Hedges Avenue, dubbed the millionaire&#39;s row of Mermaid Beach. Albatross is still revered, considered the next best street in the small Gold Coast enclave.

The latest plans has been filed by a company co-directed by Alroe Constructions&#39; Tye Alroe, who is seeking to create a four-level, eight-apartment project at 120-122 Albatross Avenue.

There will be just two apartments per floor.

The design statement from Impact Design the two per floor villas will&nbsp;provide a high standard of liveability and generate an appropriate scale in the developing context.

&ldquo;The villas provided are large liveable dwellings that can cater for families and focus on maximising natural ventilation and natural light,&rdquo;

Each villa will feature open plan living arrangements with dining, living and kitchens opening onto generous outdoor living spaces.

The three-bedroom villas all consist of two-and-a-half bathrooms, with villas three to eight also including an additional multi-purpose area.

Villas one and two feature plunge pools with private gardens and landscaping at the ground level, whilst both villas seven and eight have access to private roof terraces that home barbecue facilities, raised plunge pools and landscaped planter boxes.

Architecturally, the design is contemporary and minimal. Lending itself to the beachside locality, the building is characterised by white feature walls, timber look cladding, natural timber look screens, raw stone and a natural tonal palette.

The sweeping curves of the built form pay homage to the nearby beach, complemented by fixed batten screens giving depth to the fa&ccedil;ade, along with privacy from the street and neighbours.

Located between the Nobby Beach cafe and restaurant precinct and the Broadbeach shopping and restaurant precinct, residents benefit from a long list of amenity, just steps from the 810 sqm site.&nbsp;&nbsp;
