<a href="https://www.urban.com.au/developers/sekisui-house-australia">Sekisui House Australia</a>&nbsp;has been granted development approval for Dawn, its fifth stage in its new urban renewal project in Melrose Park.

It will be the first stage which is a joint venture, with&nbsp;Hankyu Hanshin Properties becoming part of the development.

<a href="https://www.urban.com.au/new-apartments/dawn-melrose-park-82-84-wharf-road-melrose-park">Dawn</a> will&nbsp;comprise six low-rise buildings ranging from six to 10 levels, built around a large central courtyard spanning almost two hectares. It will include 368 one, two and three-bedroom apartments.

Positioned less than 150 metres from <a href="https://www.urban.com.au/developments/melrose-park-nsw-2114">Melrose Park</a> Town Centre, Dawn promotes walkability and maximises direct access to green spaces, lifestyle assets and future transport connections, including the Parramatta Light Rail Stage 2.

Melrose Park Town Centre is set to open at the end of 2026, aligning with when residents of Dawn will begin moving in to provide immediate access to essential services and amenities.

Sekisui House Australia approved for Dawn, the latest stage at $5 billion Melrose Park masterplan

Billbergia, one of Sydney's most active developers, is continuing to assist in helping the NSW Government reach its ambitious goal of delivering 376,000 new dwellings, including approximately 15,800 social and affordable homes, by 2029.

<a href="https://www.urban.com.au/developers/billbergia">Billbergia</a> has lodged a State Significant Development Application for a mixed-use apartment development at a 1,537 sqm site in <a href="https://www.urban.com.au/developments/rhodes-nsw-2138">Rhodes</a>. They're seeking a 30 per cent height uplift, given the amount of affordable housing they're including in the tower.

The Design Excellence Scheme by Group GSA was for 37 levels, but Billbergia is seeking to add a further 11 levels given their commitment to 15 per cent affordable housing. The uplift takes the 117-metre permitted height to 152 metres.

The site at 9 Blaxland Road and 424 Concord, situated in the central area of Rhodes, has been identified as an important Strategic Centre in the Eastern City District Plan, with significant potential for creating additional jobs and homes.

Currently occupying the site is the Rhodes Business Centre, a four level commercial office building which Group GSA says "lacks active frontages at the ground level and engages with the surrounding public domain poorly."

The new development aims to capitalise on Rhodes' proximity to transport corridors, employment centres, and recreational facilities, making it suitable for affordable and market housing.

The 48-level mixed-use residential tower will home 319 apartments, with 15 per cent designated to affordable housing.&nbsp;

The apartment mix comprises 13 studios, 54 one-bedroom apartments, 129 two-beds, 114 three-beds, five four-bedroom, and four five-bedroom units, set above 1,333 sqm of retail and commercial spaces in the podium.

An architectural design competition held in April 2023 saw&nbsp;<a href="https://www.urban.com.au/architects/group-gsa">Group GSA</a>&nbsp;chosen to design the building which will sit in landscaping by&nbsp;Singapore-based landscape architects Salad Dressing.

"The landscape design has been embedded into the architecture of the proposed building, creating a ‘vertical forest’ and ‘community in the sky’," the documents submitted to NSW Major Projects planning portal.

"The vertical forest will soften the building and improve the visual amenity of the site."

There will be a green link between the ground floor and the public domain up to the rooftop canopy.

Communal spaces are also integrated into the design, with two areas of communal open space for residents.

The development will include 12 basement levels for 280 car parking spaces, 723 bicycle parking spaces, and 64 motorbike spaces.

New street trees will be planted in the public domain and along all road frontages, and a rooftop canopy will offer additional greenery.

The site's location is highly accessible, with an entry portal to the Rhodes Train Station immediately adjacent to Blaxland Road and nearby bus services on Concord Road.

First look: Billbergia plot Rhodes tower with affordable housing uplift

The Department of Planning, Housing and Infrastructure (DPHI) has gazetted an amendment to the <a href="https://www.urban.com.au/developments/woollahra-nsw-2025">Woollahra</a> Local Environmental Plan (LEP) 2014, allowing the planning proposal at 136-148 New South Head Road, <a href="https://www.urban.com.au/developments/edgecliff-nsw-2027">Edgecliff</a> to proceed with increased density.

The amendment raises the height limit from 14 metres to 46 metres at the 1,748 sqm mixed-use site located three kilometres from the CBD and&nbsp;opposite the Edgecliff Centre and Edgecliff Station.

<a href="https://www.urban.com.au/architects/group-gsa">GroupGSA</a> delivered the planning proposal for the development dubbed One Darling Point, which is currently for sale through CBRE and Colliers. International development company,&nbsp;<a href="https://www.urban.com.au/developers/anka-property-group">Anka Property Group</a>,&nbsp;directed by Andrew and Vera Boyarsky, are the vendors.

GroupGSA urban design principal Jenna Keyes said the site’s significant location, situated directly across from Edgecliff Station and bus interchange, will contribute to the NSW Government’s aspiration for Sydney to be a 30-minute city.&nbsp;

“Appropriate development of this site presents an opportunity to maximise the benefits of active and efficient transport for more residents and support the newly released housing targets from the NSW Government,” Keyes said.&nbsp;

The New South Head Road corridor provides essential access to transport and services and a significant catchment area including <a href="https://www.urban.com.au/developments/darling-point-nsw-2027">Darling Point</a> Peninsula, <a href="https://www.urban.com.au/developments/paddington-nsw-2021">Paddington</a>, <a href="https://www.urban.com.au/developments/double-bay-nsw-2028">Double Bay</a> and <a href="https://www.urban.com.au/developments/rushcutters-bay-nsw-2011">Rushcutters Bay</a>.&nbsp;

Keyes said the rezoning will support future renewal objectives set out in the Greater Sydney Region Plan, including providing an appropriate location for additional housing, fostering growth to meet the community's needs for goods and services, and enhancing the area's roles in recreation, culture, arts, and community hubs.

GroupGSA developed a concept design for the site to align with the client’s and Woollahra Council’s vision of delivering the highest standard of architectural and urban design within the rejuvenated urban corridor and revitalised core.

GroupGSA Architecture principal Alister Eden said the site, positioned at the prominent intersection of New South Head and Darling Point Roads, presented “an opportunity to create a gateway building and new focal point” in the transformation of Edgecliff.

“The design is a direct nod to the retained art deco former bank building, and adjacent buildings of a similar architectural style,” Eden said. “The concept was conceived to work in harmony with the existing urban condition, while also delivering a contemporary response to this changing environment.&nbsp;

“An activated public interface on the ground plane is designed to enhance the pedestrian experience of the centre, within what is currently a very vehicle-centric environment. This will improve the social and economic conditions of Edgecliff as a whole, aligning with the future development that is anticipated across adjacent sites.”

In July 2022, Woollahra Council refused the proposal, prompting Anka to call for a rezoning review. Following the success of that outcome, the NSW Department of Planning announced a gateway determination in March of this year.

Council backflipped on its decision by supporting the plans in February 2024, following public submissions which saw 63 per cent of residents in favour of the high-rise development.

New Edgecliff gateway development expected after height limit triples

Sekisui House&nbsp;Australia has submitted a development application for the construction of three multi-storey apartment towers in Melrose Park.

The $450 million project outlines the construction of a 21 and 24-level, plus a central seven-level tower above a podium level at 82-84 Wharf Road.&nbsp;

The buildings will be home to a total of 468 apartments and will include three basement levels providing 584 car parking spaces.

The current proposal is for the sixth stage of the broader <a href="https://www.urban.com.au/new-townhouses/melrose-park-nsw-2114">Melrose Park</a> master plan, which aims to deliver 6000 homes upon completion. Group GSA says the block for the new building, referred to in the planning documentation as Lot A,&nbsp;interfaces with previously approved residential flat buildings which buffer the site from Victoria Road, along the northern edge.

"As approved outside of the current DCP and masterplan, these built, or under-construction forms, present our site with a varied interface of 7-11 storeys in building heights and the street wall condition, and will be inconsistent with the DCP controls that influence our site," Group GSA noted.

"As a result, the proposed massing for Lot A seeks to address both conditions and to provide an appropriate contextual response.

This application follows another submitted by <a href="https://www.urban.com.au/developers/sekisui-house-australia">Sekisui</a>&nbsp;earlier this year for stage five which proposed 368 apartments, also designed by <a href="https://www.urban.com.au/architects/group-gsa">Group GSA</a>.&nbsp;

Planning for Melrose Park’s redevelopment began in 2016, with the area rezoned in 2022 following the council’s endorsement of the <a href="https://www.urban.com.au/new-townhouses/parramatta-nsw">Parramatta</a> Employment Lands Strategy.&nbsp;

The precinct is undergoing a transition from industrial to mixed-use development, including high-density residential, open space, retail/commercial uses, and a new school.

The extensive Melrose Park master plan has attracted attention from various developers, including <a href="https://www.urban.com.au/developers/deicorp">Deicorp</a>, highlighting its growing appeal and connectivity after the approval of Parramatta Light Rail Stage 2.

The light rail will provide a direct public transport link between Melrose Park, <a href="https://www.urban.com.au/new-townhouses/wentworth-point-nsw-2127">Wentworth Point</a>, Sydney Olympic Park, and Parramatta CBD.

Wahroonga welcomes rare new apartment development as The Residences approaches launch

The NSW Government has partnered with <a href="https://www.urban.com.au/new-apartments/sydney-nsw">Sydney</a> property developer <a href="https://www.urban.com.au/developers/billbergia">Billbergia</a> to deliver a housing boost in the up and coming suburb of&nbsp;<a href="https://www.urban.com.au/new-apartments/arncliffe-nsw">Arncliffe</a>.

The new $253 million mixed-use masterplan, <a href="https://www.urban.com.au/new-apartments/arncliffe-central-26-eden-street-arncliffe">Arncliffe Central</a>, sits on a 1.34-hectare site at 26 Eden Street, just 11 kilometres south of the Sydney CBD.

The Arncliffe Central neighbourhood will be home to 744 apartments over four residential towers set above a retail podium.

The four towers encompass one of 21 storeys, two 20 storeys and one of 17 levels that will house 180 social housing apartments in partnership with Evolve Housing.

“Merging social housing with general residential apartments will encourage engagement between all social strata and foster inclusivity,” <a href="https://www.urban.com.au/architects/group-gsa">GroupGSA</a> strategic design lead Lisa-Maree Carrigan said.&nbsp;

The interiors by architects Group GSA feature a natural colour palette inspired by the area’s abundant heritage and the local environment. Homeowners can select from two distinct colour schemes, sand and smoke.&nbsp;

The apartments are planned to maximise natural light and space, blending seamlessly with the vast outdoor spaces and embracing natural light and panoramic views.

Double-glazed high thermal performance glass and vertical roll blinds throughout the home will provide quiet comfort and privacy from the outside world.

A practical space for cooking and entertaining, the kitchens are well-appointed with Bosch appliances, including a four-burner cooktop, oven, range hood, microwave, and dishwasher.&nbsp;

The kitchen also features a reconstituted stone benchtop with brushed nickel tapware, tile floors, and hybrid timber flooring, creating a flawless designer kitchen and living space.

As the first master-planned community of its size in the suburb, Arncliffe Central has already made waves since its Stage One launch in October of 2022.

Stage One of Arncliffe Central launched the 19-level tower of 176 apartments featuring 78 one-bed apartments, 74 two-bedders, and 48 three-bedroom apartments, ranging in price from $575,000 to $1.35 million.

Arncliffe Central is likely to attract locals and young families seeking a low-maintenance lifestyle with the convenience of transport, schools, parks and community infrastructure right on their doorstep,&nbsp;Billbergia Sales Director, Lulu Chen said.

Arncliffe Central to bring new mixed-use community to Arncliffe

Plans for Capital Corporation’s apartment project on the site of the Seventh-day Adventist Church site, Wahroonga Estate, have been given the green light by Ku-ring-gai Council.&nbsp;

Lodged on behalf of the Adventist Church, the plans were approved for&nbsp;136 - 144 Fox Valley Road, following extensive planning, community engagement and modification.

Set to form an integral part of the regeneration of the 64.2-hectare site on Sydney’s North Shore, 177 apartments will be delivered across four low-rise buildings.&nbsp;

Designed by architectural consultancy firm, GroupGSA, the energy-efficient buildings aim to be visually interesting, contemporary and sympathetic to the surrounding area, with the building’s interiors also benefiting from designs by Coco Republic.&nbsp;

Ranging from four to six-storeys, the buildings will be constructed across two stages, with 143 apartments set for the first stage and an additional 34 in the second.&nbsp;

26 one-bedroom, 95 two-bedroom and 56 three-bedroom apartments will be delivered across the project, with a new two lane access road set to be built as well, providing an entry point to a shared basement.

The apartments will be located within the approved concept plan’s building envelope, just off Fox Valley Rd, with the DA approval coming 12 years after the State Government approved a Part 3A plan for the site, which included the expansion of the Sydney Adventist Hospital and a range of residential, commercial and higher education developments.&nbsp;

The entire Wahroonga Estate is divided into five neighbourhoods and includes 31.4 hectares of environmental conservation land.

Jim Hunter, Director of Capital Corporation, said the planning process was inclusive of the Council and community feedback to ensure the needs of the local area were met.&nbsp;

“The project has been years in the making. We carefully considered feedback from the community and made many amendments in response,” Hunter said.&nbsp;

“The collaborative approach we took with Council and the community ensured we are delivering a plan that meets the needs of the local community and this was evident in the amount of feedback received.”&nbsp;

A review of initial plans resulted in the reconfiguration of the residential development’s footprint, along with the addition of landscaping and open space.&nbsp;

&nbsp;“We are thrilled with the result and we are excited to bring this project to market in early 2023,” Hunter added.&nbsp;

The proceeds from the development will also unlock funding for reinvestment into facilities, new educational hubs and other community assets within the Wahroonga Estate precinct.&nbsp;

Established in 1991, the Australia-owned Capital Corporation established themselves amongst the Sydney development scene as one of the pioneers of the Norwest Business Park, completing 47 buildings within the precinct.&nbsp;

The group has also recently completed a string of developments including the Esplanade in Norwest, Parklands Estate in Rouse Hill, Veridian in Kogarah, along with Stages One, Two and Three at the $1 billion Woolooware Bay Town Centre in the Sutherland Shire.&nbsp;

Capital Corp given green light for Wahroonga Estate apartments 

The long-awaited rejuvenation of the Club Bondi Junction RSL is officially underway following a formal ground-breaking, signalling the start of construction on the back of a successful project sell out.

The 80-apartment development by Australian development business, Capital Corporation, was launched in October 2020, selling 30 per cent of apartments in the first week on the market, with the final apartment sold just prior to the start of the construction phase.&nbsp;

The apartments have been designed by Group GSA, while the interiors are by renowned architects, Koichi Takada.

With a focus on form and function, each home has been designed to celebrate both the city and the sea, with each apartment following an open-plan design, adjoining onto spacious balconies offering views across Bondi and Botany Bay.

Capital Corporation Director, Jim Hunter said the strong sales in 2021 triggered the early construction start, with the flow of buyers following on from there.

&ldquo;Our last sale recently finalised, and the construction program has officially begun, signifying to the community that the project is full steam ahead,&rdquo; he said.

&ldquo;This is such an exciting project that provides both a longstanding future for the Club, modern living facilities and terrific benefits for the community,&rdquo; Hunter added.

Bond is set to revitalise the precinct streets into a buzzing community hub, with the reinvention and modernisation of Club Bondi Junction RSL also planned, which will sit beneath the apartments.

Part of the area&rsquo;s regeneration includes opening the street frontage on the corner of Gray Street and Bronte Road into a welcoming and dynamic location, with an array of cafes and dining options.

Capital Corporation worked closely with Group GSA, to renew and restore aspects of the Club&rsquo;s heritage, while also creating a contemporary facade.

Bondi Junction RSL Club President, Bill Harrigan said they&rsquo;re looking forward to the transformation, attracting all members of the community.

&ldquo;I am excited about the creation of a different type of club, one that attracts not only veterans and their families but all of the community.&rdquo;

With the inclusion of the function spaces and the new restaurant, we expect the club to be a central spot for social connection,&rdquo;&nbsp;Harrigan said. &nbsp;

The 10-level residential project will be crowned by a landscaped rooftop area, created by Urbis, complete with an outdoor cinema, barbecue areas and a yoga lawn.&nbsp;

National Director at Colliers Residential, Blake Schulze, said the project had attracted buyers from the Eastern Suburbs, many of whom purchased multiple apartments, with one as their main residence and the second as either an investment or for another family member or adult child.

&ldquo;We experienced significant demand for Bond from local families and returning Australian expats,&rdquo; he said.

&ldquo;This demand resulted in strong sales, even during our most significant lockdown period of 2021.&rdquo;

After partnering on two successful projects, Veridian in Kogarah and Esplanade in Norwest, Capital Corporation appointed Westbourne Constructions as the builder in December 2021 with construction now officially underway.
