231 Napier Street, Fitzroy

High-end, architecturally-led developer ANGLE is set to launch its Kew apartment development, Fernhurst, early next year, after receiving planning approval for the 20-residence project this week.

The $80 million development on a 4,000 sqm site on the corner of Stawell Street and Fernhurst Grove in Studley Park will comprise 17 apartments and three homes, ranging in price between $2 million and $7 million.

The site has around 113 metres of frontage to Fernhurst Grove and Stawell Street. Every ground-floor apartment will have an average garden area of over 150 sqm, ANGLE’s most extensively landscaped project to date.

Having successfully developed the award-winning Fenwick project together just over 500 metres away, ANGLE is once again partnering with architecture practice Edition Office and landscape designer Eckersley Garden Architecture to deliver Fernhurst.

Director Lachie Gibson says Fernhurst will follow in the footsteps of ANGLE’s nearby projects, representing another opportunity for the team to demonstrate its industry-leading focus on design, landscaping and architecture.

"Historically, Boroondara hasn’t had the same level of development that you see in comparable municipalities, so we do feel a responsibility to go above and beyond to deliver architectural projects that respond well to the area and resonate with locals,"&nbsp;Gibson says.

“Our portfolio is first and foremost centred on good design – we work with the best architects, interior designers and landscapers to deliver high-end projects that are still in highly sought-after locations."

The project represents the seventh for the design-led developer, which has exclusively focused on sought-after suburbs in Melbourne’s inner-east and south-east, with a portfolio encompassing projects in Camberwell, Elwood, Hawthorn, Kew and South Yarra.

ANGLE’s own data suggests that only a very low percentage of the land in Boroondara is suitable for multi-residential development – making it one of the more challenging areas of Melbourne to develop in, alongside its heritage overlays, existing neighbourhood zones and community attitudes towards higher density projects.

Designed in collaboration with development company Milieu, this collection of 11 exclusive apartments epitomises the modern urban lifestyle.

"This research became the foundation for our design, ensuring a strong connection with the surrounding context. The result is a building that proudly showcases its honest character, with raw concrete shells stacked upon each other to create a striking visual impact."

Beyond its exterior, 231 Napier Street reveals its true essence upon entering. Each apartment acts as a vessel, providing a sense of enclosure and protection within the bustling city. Visitors are greeted by an internal atrium enclosed in a perforated metal surround, allowing ever-changing light and air to permeate the common spaces.&nbsp;

Within the building's raw shell, a delicate timber inner skin envelopes the interiors, evoking a sense of understated luxury. The internal spaces have been thoughtfully designed to maximise natural light and airflow, with internal walls removed to create open, free-flowing areas.

The attention to detail is evident, with full-height glazing providing outside views that reinforce the sense of spaciousness, bespoke joinery offering ample storage, natural stone benchtops exuding timeless elegance, and stained timber flooring exuding warmth and sophistication.

How Edition Office designed Milieu's 231 Napier Street, Fitzroy apartments

Designed-focused Melbourne developer&nbsp;Neometro has submitted plans for a collection of 23 apartments in the heart of the vibrant Fitzroy neighbourhood, in collaboration with award-winning Melbourne architectural studio Edition Office.

The project, 450 Gore Street, between Brunswick Street and Smith Street, is located in a leafy residential pocket of Fitzroy. It and has a distinct geometric form elevated by subtle sculptural detailing. Neometro are targeting a gas free project, with a 7.5&nbsp;star NatHERS energy rating. A mix of one, two and three-bedrooms will be on offer.

The intention of the design of 450 Gore Street is to complement its urban residential surroundings, with it being positioned alongside Victorian terraces, worker's cottages, and an established tree canopy. It will feature&nbsp;raw concrete, coloured tactile bricks, clear fluted glass and deep forest green painted metal detailing.

The building features a carefully staggered facade, designed in line with detailed shadow analysis to maximise natural light into each building while protecting residents’ privacy. Giving way to deep private balconies, the unique design also affords each apartment direct access to outdoor space.

Floor to ceiling windows offer impressive views out across the inner-north suburbs and towards Melbourne’s central business district, which will remain protected due to the location’s zoning rules.

The building’s ground floor apartments feature generous interior volumes, which actively engage with the street and are a natural evolution of Neometro’s loft typology in size and scale.

The project marks a long-lasting connection between Neometro and the City of Yarra, where it has completed 10 projects, including its first ever project 35 years ago, 51 Little Smith Street in Fitzroy.

“Since 1985, we’ve worked to deliver better architectural outcomes for the City of Yarra," Neometro Director Jeff Provan says.

"Our buildings are designed to provide for people over the course of their lives and our long-standing residents in this suburb are testament to the quality of Neometro homes."

450 Gore Street will be the first project Neometro and Edition Office have worked on together.

Neometro Director Lochlan Sinclair says the&nbsp;building represents a new partnership founded on shared values and mutual respect.

"We are very pleased to be finally coming together, to create this stunning addition to Fitzroy and continue our long-lasting connection to the suburb," Sinclair said.

Edition Office is ran by Aaron Robert and Kim Bridgland. Bridgland says the&nbsp;architectural language of the existing industrial and post industrial buildings in Fitzroy is strong horizontal banding often supported on large robust columns or piers," Bridgland says.

"This defines the pedestrian experience and retail frontages along many of the streets and we feel is a detail worth celebrating. We have reinterpreted the recurring motif into a new design aesthetic. The banding becomes the mechanism through which to unite the site’s industrial heritage and Gore Streets’ residential fabric.

Neometro will be taking registrations of interest this month, with an official launch expected in early 2024.

The newly completed two bedroom, two bathroom apartment at&nbsp;231 Napier Street, Fitzroy topped the weekend auction listings of apartments and townhouses.

It had been snapped up pre-auction for $1.4 million, having been listed with a $1.28 million to $1.38 million price guide.&nbsp;

It was marketed as a &quot;thoughtfully experimental approach&quot; to design a building that married contemporary ideals with the history of the site and its surrounds.

Architectural practice Edition Office collaborated with Milieu on the project.

The design of the dual level streetside apartment includes lofty 6.7m concrete ceilings over the living and dining area.

It comes with a study and one secure car stacker space.

Located within Fitzroy&#39;s Golden Triangle, it sold through Nelson Alexander.

On its late 2018 launch the pricing through marketing director Patrick Cooney were one-bedrooms $515,000; two-bedrooms from $725,000; three-bedroom, one car from $1.4 million; three-bedroom, two car from $2.175 million; three-bedroom penthouses from $3.2 million.

In 2017 Milieu were awarded the &ldquo;Top Property Developer in the inaugural Monocle Design Awards following completion of its project at Breese Street Brunswick, a collaboration with dko Architecture and Breathe Architecture.

231 is the third project completed by Milieu Property on Napier Street, with prior projects including 223 Napier Street which was recognised in the 2020 Melbourne Design Awards following its collaboration with Freadman White.

Its first project on the strip was Whitlam Place, a boutique development of 11 apartments launched in 2014 at 219 Napier Street.

CoreLogic calculated there was a 63 percent success rate from 625 apartment and townhouse scheduled weekend auction offerings.

The success rate from the 2066 houses was 76 percent.

Sydney apartment vendors saw a 70 percent success rate compared to Melbourne&#39;s 56 percent.

There were 312 offerings across Sydney compared to 268 across Melbourne.

The Melbourne developer Beulah have unveiled The Wilds, a boutique collection of houses on Northcote&#39;s Merri Creek.

The 15 detached houses have been designed by architecture studio Edition Office, the same team who were behind the multi-award winning Hawthorn House.

The positioning of the townhomes to front Merri Creek was a conscious effort, backed by research fro the Beulah team.

They looked at a study by the Swedish lecturer and professor Terry Hartig. Hartig&nbsp;looked&nbsp;at nature&#39;s influence on the mental restorative benefits for individuals, namely the benefits of water landscapes in restorative mental benefits.

Those who were exposed to views and murals of waterscapes, as opposed to other nature scenes, had significantly improved attention spans, the survey found.

That saw Beulah align the frontages of the three and four bedroom houses towards Merri Creek, with the kitchens oriented to allow residents to take in the scenic views while cooking.

Beulah&#39;s co-founder and executive director Adelene Teh&nbsp;said as the paradigm shifts towards an increase in home buyers seeking a tree change, The Wilds caters to this growing demand by offering large-scale residences immersed in nature, with the conveniences of inner-city life.

&ldquo;In the current Melbourne market, there are no developments of a similar nature to The Wilds, both due to its extremely unique location on the creek&#39;s edge, its rare urban house and land offering, and its design elements of connecting occupants with nature at every turn.
