Developer Kinstone Group has lodged plans for a $380 million mixed-use master-planned community in Rochedale, 15 minutes south of the Brisbane CBD, delivering new housing supply alongside expansive green space, retail, and a boutique hotel and tavern.&nbsp;

Designed by award-winning <a href="https://www.urban.com.au/builders/arkhefield">Arkhefield</a>, ‘Rochedale Terrace’ is situated at the four-hectare corner site at 46 West Street and 400 Miles Platting Road. &nbsp;

It has been envisioned as a ‘new community heart’ for the suburb, linking a large new parkland with existing green space to create a walkable corridor that integrates recreation, retail and residential. &nbsp;

<a href="https://www.urban.com.au/developers/kinstone-group">Kinstone Group</a> General Manager, Tommy Hung, said the proposed master plan will be delivered in three stages over the next decade.&nbsp;

“Our vision is to create a vibrant and welcoming destination that celebrates the natural environment and brings people together,” Hung said.&nbsp;

“The first stage of Rochedale Terrace will deliver a contemporary mixed-use precinct that includes a variety of retail and dining options, a local tavern, and a 75-room boutique hotel, deliberately set back from West Street to prioritise the position of the new community park.&nbsp;

“The park is the heart of the precinct, from which the retail pavilion and residential buildings will take shape. It also provides an opportunity to rejuvenate the adjoining creek and connect the precinct to &nbsp;the broader community.”&nbsp;

Around 280 apartments will be delivered during the second and third stages of development, alongside additional retail and commercial spaces, outdoor pavilions and extensive landscaping for the benefit of the broader community. &nbsp;

“Rochedale Terrace will create more green shared spaces, retail and social precincts for the community to connect and will become a vibrant meeting place in years to come,” Hung added.&nbsp;

Hung said the Rochedale Terrace master plan responds to this growth with a ‘gentle density’ approach that provides much-needed housing diversity and retail, recreation and events spaces.&nbsp;

Luxury buyers in Pikos Property Group&#39;s&nbsp;Kangaroo Point apartment development, Skye by Pikos, are doubling up their purchases, amalgamating two adjoining apartments to create super apartments.

Pikos&#39;&nbsp;$200 million Skye apartments has fielded interest from three separate parties to purchase two adjacent, already sizeable, 230 sqm&nbsp;apartments in the luxury development and amalgamate them under one expansive, opulent sky home of almost 450 sqm.

Director of Gap Development Sales, Grant Plummer said it was something they had never anticipated but realised the unique opportunity they had to create something special for buyers.

&ldquo;A common theme for each buyer was that they want the amazing position and view that Skye offers but they don&rsquo;t want to compromise space when moving from the family home.&quot;

&ldquo;Essentially buyers are looking for a way to downsize upkeep without downsizing their lifestyle, and that&rsquo;s where we&rsquo;re seeing this demand for these mega-apartments,&rdquo; he said.

Each of the amalgamated Skye Residences will span&nbsp;372 sqm&nbsp;of internal living area, a further 32 sqm&nbsp;of balconies, and 23 sqm&nbsp;of Skye gardens.

The reconfiguration of the two adjoining apartments allows for larger bedrooms, all with ensuites, a master bedroom that is larger than some two-bedroom apartments, multiple living zones, and the provision of four car spaces designed to accommodate families with adult children.

The mega-apartments sold for $6.5 million each, with the Skye penthouse priced at $10.5 million&nbsp;and the sub penthouse at&nbsp;$8.5 million.

&ldquo;While these are substantial figures, it is still incredible value when compared to the likes of Sydney and Melbourne,&rdquo; Plummer added.

&ldquo;The interstate buyers just can&rsquo;t believe how cheap we are at $13,000 per sqm&nbsp;compared to projects that are launching in Sydney at $45,000 a sqm.&rdquo;

Data from Urbis released earlier this year revealed a price disparity of up to 35 per cent between premium projects in Brisbane and Melbourne and a staggering 258 per cent differential compared to Sydney.

Buyers amalgamating apartments in Pikos Group's Kangaroo Point apartment development, Skye by Pikos

Some of the most sought-after developments over the last six months have been in the small Gold Coast enclave of Kirra Beach.

Miles Residences, the residential arm of the KTQ&#39;s Group&#39;s $380&nbsp;million redevelopment of the Kirra Beach Hotel, had the area abuzz with interest late last year.

More recently there was the quick-fire sell out of Spyre Group&#39;s Cala Dei, the&nbsp;redevelopment of the Komune Resort around the corner.

And now the Gold Coast developer Marquee Development Partners are set to put their stamp on the area, with plans approved by the Gold Coast City Council for a new residential tower.

The tower, dubbed SOL Kirra Beach located at&nbsp;133-135 Musgrave Street, will rise 11 levels and have 46 two, three and four bedroom apartments.&nbsp;

Not set to launch to the market until June 26, Marquee have already been inundated with enquiries from their database, some 1,600 prospective buyers over the last few weeks.

Each balcony is designed to capture the unique ocean views.&nbsp;

The resident amenity was inspired by Palm Springs and&nbsp;the iconic 60&rsquo;s Gold Coast aesthetic. The pool area is surrounded by mature landscaping, poolside lounges, sunbeds and&nbsp;cabanas. There is also an outdoor lounge, dining room and barbecue facilities.

SOL is the last development on the Kirra Headland, with Marquee acquiring&nbsp;the site from a family who had been at the Musgrave Street property for over 45 years.

A third floor One Macquarie, Teneriffe apartment has been snapped up within a week of its listing at the list price of $3,850,000.

The Brisbane Riverfront apartment was sold by Judy Goodger and Matthew Foote of Place New Farm.

It was a three bedroom apartment with a large riverfront balcony designed by Arkhefield.

Some 22 groups of buyers inspected its first open house.

The Brisbane City Council has just received an exciting new commercial development application, with a proposal lodged over the vacant block at 166-188 Breakfast Creek Road, Newstead, next to the Bunnings.&nbsp;⁣

The main 3,686 sqm block of land was offloaded by Bunnings in 2017 for $13,475,000. It was bought by Associated Finance Pty Ltd, whose directors Martin Ward, Sophie Moore, Keith Thornton and Denis Stark are part of the ASX-listed Eagers Automotive giant.

Skye Apartments have been designed by the local architecture firm Arkhefield who drew inspiration from the iconic Marina Bay Sands hotel in Singapore, having its own 1,000 sqm Sky Deck featuring a residents&#39; pool deck,&nbsp;a rooftop bar and a restaurant.

There will be just 68 apartments across three towers of up to&nbsp;13 levels on the corner of River Terrace and Main Street. Each building will have just two apartments per floor, with balconies along the River Terrace frontage offering city views.

Brisbane-based developer Pikos Group is planning a $200 million luxury apartment project on a Kangaroo Point site&nbsp;that will feature a floating 1,000 sqm Sky Deck.&nbsp;With a design inspired by the famous Marina Bay Sands development in Singapore, Pikos will deliver a boutique collection of 68 luxury apartments over three towers, topped by a&nbsp;rooftop bar and restaurant to accompany a private residents&rsquo; pool deck overlooking the city skyline.

The 2,330 sqm landmark site located atop the Kangaroo Point cliffs on the corner of River Terrace and Main Street, was acquired by Pikos Group from international hotels group Banyan Tree. The Singapore-based company, which paid $16.8 million for the site in 2014, had planned a major apartment project on the holding. Pikos has amended Banyan Tree&rsquo;s original single-tower design with plans for three boutique towers of up to 13 storeys on the site.

Designed by Brisbane architectural firm Arkhefield, the project will deliver&nbsp;apartments that span the entire east-west width of each tower, providing uninterrupted views of the Botanic Gardens, the Brisbane River, Storey Bridge and the city, as well as views across to the eastern arm of the Brisbane River to New Farm and beyond. <a href="https://www.urban.com.au/developers/alceon" target="_blank">Alceon</a> and development partner Core Property Partners have lodged plans with council for massive overhaul of the Tatts Group site in <a href="https://www.urban.com.au/developments/albion-qld" target="_blank">Albion</a> which includes a new 15-storey residential tower, 6-storey commercial tower and refurbishment of the existing brutalist 10-storey commercial building.

Designed by <a href="https://www.urban.com.au/architects/cox-architecture-0" target="_blank">Cox Architecture</a> and <a href="https://www.urban.com.au/architects/arkhefield" target="_blank">Arkhefield</a>, the proposal also includes a public plaza connecting the three buildings and almost 5,000 square metres of retail space which includes tenancies for a childcare centre and 1,500sqm supermarket.

As part of the application, the existing brutalist tower which has often been heralded as one of the city’s ugliest buildings, will receive a drastic renewal of the facade whilst the iconic side-cores are refurbished and maintained.

The residential tower features 77 dwellings across its 10 habitable floors, with a double height showroom fronting the corner of Sandgate Road and Gore Street, as well as a double-storey bistro tenancy. The building is capped off by a rooftop garden, pool and barbecue terrace offering city and river views.
