Sekisui House Australia secured over 50 sales at the launch of Veue Central, the latest stage of their $1 billion Norwest masterplan The Orchards, at the launch this weekend.

Veue, the fourth stage and the tallest tower in the precinct at 22 levels, saw more than $63 million worth of apartments snapped up, predominantly bought by locals.

One of the sales, a four-bedroom penthouse which sold for $3.2 million, set a new apartment record for Sydney's Northwest. 

The majority of the 53 sales were two-bedroom apartments (38). Eight one-bedroom apartments were sold, as were five three-bedroom apartments and two four-bed penthouses.

Sekisui Sales Manager David Lee said sales in The Orchards continue to demonstrate strength in Norwest and the Sydney market generally.

"Over 60 per cent of purchases came from locals, whilst the remainder was mostly spread across 15 Sydney suburbs," Lee said.

“There was a diverse mix of buyers from owner-occupiers and downsizers to first home buyers and renewed interest from overseas investors from South-East Asia. This cohort of purchasers recognize the benefits of buying in a well-located area such as Norwest, a north-west growth suburb.

“It is all about location for them and making the numbers work. The ability to walk to Norwest Business Park and Norwest Metro Station is very appealing to renters. Rental demand continues to soar in Norwest due to supply constraints in this area, which is an attractive proposition for investors."

Lee said three key aspects helped secure owner-occupier sales; Veue’s unique design elements, quality finishes, and Sekisui House’s local and international reputation to deliver high-end luxury apartments.

"Upsizers and empty nesters looking to downsize and use the equity from their homes to move into a ‘lock-up’ and leave luxury apartment represented several apartment sales.”

"The splendid uninterrupted northerly views overlooking Castle Hill Country Club, Norwest Lakes to the south and the Blue Mountains to the west also captured buyer interest.”

Veue is one of six buildings in The Orchards, which vary in height from nine levels to 22 levels. Veue homes nearly half of all of the apartments in The Orchards.

Crone Architects has created Veue’s residential towers with a vertical green spine complemented by an open landscaped recreational central core, connecting residents to parklands that extend from the eastern part of the site all the way to the creek in the west.

“Veue’s design vision compliments The Orchards’ natural surrounds with residences maximising connection to the landscape and nature," Julian Venning, Crone Architects Principal said.

"The green of the gardens is drawn into the resident experience. A sense of wellness is promoted in the design within the wonderful natural environment. A place to return to from the fast pace of the city to a garden setting for which Baulkham Hills is renowned."

Floor to ceiling glazing to capture panoramic views to nature, optional interior schemes including diverse materials and tonal finishes, oversized balconies on upper levels and EV charging within the resident car park are some of the meticulously designed features Veue purchasers can expect.

Prices start from $840,000 for the 76 sqm, two-bedroom apartments.

Veue will also home a wellness centre with gym and pool, which connects directly to the garden. Veue residents can entertain up to 100 guests within the adjacent communal function centre for parties and special occasions. A concierge service is also available to service the needs of all residents.

The masterplan, designed by Turner, is spread across five stages. When completed, the community will comprise 1,300 apartments.

The Orchards is located approximately 31 kilometres north-west of Sydney’s CBD and is nestled in Norwest. It is strategically positioned 800 metres from Norwest Metro Train Station and 600 metres from  Norwest Marketown as well as Norwest Business Park - currently housing over 30,000 employees.

Construction is expected to start on Veue in 2024.
